You’ll be staying in someone’s home, so please treat it with care and respect. We’ve worked very hard to create a unique and fun experience for our guests, and we appreciate your cooperation in following these rules. Check-In / Check-Out Check-in: After 4:00 PM Check-out: 11:00 AM sharp Our cleaning team arrives promptly after checkout. Staying beyond 11:00 AM delays cleaning and may impact incoming guests. Unauthorized late check-outs may result in additional fees. Self check-in is available via smart lock. General Rules No parties or events No commercial photography Quiet hours: 11:00 PM – 7:00 AM Pets: Allowed only with prior approval and applicable pet fee No smoking or vaping inside the home Smoking/vaping is prohibited inside the house. If smoking occurs outdoors, all remnants must be properly disposed of. If smoke odor is detected by our cleaning team, guests will be charged $500 for ozone smoke treatment. Guests are responsible for any damage or missing items during their stay. If something breaks or is damaged, please notify us immediately so we can address it promptly. Backyard Pets are not permitted to relieve themselves anywhere in the backyard. If pet waste is found, a $200 additional cleaning fee may apply. Please be respectful of neighbors and outdoor amenities. Cowboy Pool No food, drinks, or bodily fluids in the pool. If these rules are not followed, a $100 draining and cleaning fee may apply. Please dry off before entering the home. If used, replace the pool cover after use. Our pool is operational when temperatures are consistently above freezing. During freezing or near-freezing weather, the pool is winterized for safety and may be unavailable. Guests should not use the pool when it is winterized or unheated. The inflatable hard cover on the stock tank pool is safety and maintenance equipment and is not intended for recreation or play. For safety reasons, guests may not walk, stand, sit, jump, climb, play, or place heavy objects on the pool cover. Children must be supervised at all times around the pool area and may not use the cover as a platform, walkway, raft, or play surface. Damage to the pool cover or pool equipment resulting from misuse, negligence, or failure to follow these rules may result in additional charges for repair or replacement. Outdoor Games / Putting Green Please ensure no game pieces are lost. Do not strike golf balls harder than necessary. Do not remove the putting cups. Return flags to their respective holes after use. Fire Pit Do not leave unattended. Supervise children at all times. Turn off completely after use. Grill Do not leave unattended. If used, guests must: Turn off the propane Clean the grill after use Replace the grill cover Failure to clean the grill after use will result in an additional cleaning fee. Parking Parking is limited to the driveway only. The driveway accommodates up to 2 vehicles. No street parking is allowed. Furniture, Décor & Remotes Please do not move furniture, as this may damage floors. Keep all remotes in their designated rooms. Missing or damaged remotes, décor, or household items may result in replacement charges. Before You Leave Gather used towels and leave them in the bathroom Load all dishes into the dishwasher and start the cycle Take out trash if full Turn off lights, A/C or heat Lock all doors upon departure Linens should be left as-is; our cleaning team will handle them. Final Note Guests may be charged for: Unauthorized late checkout Uncleaned grill Missing or damaged items Smoking violations Stain removal from towels and bed linens Upholstery & rug stain removal Spills inside of appliances Scorched cookware Excessive cleaning beyond normal turnover. Pet-Friendly with Prior Approval To help us maintain the quality and comfort of the home for all guests, those traveling with pets agree to the following: • Pets are taken off property for all bathroom breaks, as the backyard features artificial turf. • Pets remain off beds and furniture at all times. • Any additional pet-related cleaning (including hair, odors, accidents, or waste) will incur a $200 cleaning fee. • Guests are responsible for any damage caused by pets, including turf, furniture, stains, odors, chewing, or scratches. • Pets are supervised at all times and crated when left alone in the home. Failure to follow these guidelines may result in additional charges or cancellation of the reservation without refund. By bringing a pet onto the property, the guest agrees to all pet rules and acknowledges responsibility for any additional cleaning, sanitation, or repairs required due to their pet. The guest authorizes charges for pet-related cleaning fees ($200) and any documented damages caused by the pet.

Guests have access to the entire property, you will receive an entry code prior to check-in.
